Serving Windermere, the Lake District and surrounding areas
From our base in Windermere we take on work in the surrounding towns and villages of the central and southern Lake District, and out to Kendal and Keswick. Distances are from our Windermere base.
The Lake District looks like one landscape, but building in it is not one set of rules. Windermere’s Victorian slate villas, Kendal’s grey limestone, Hawkshead’s whitewashed roughcast and Keswick’s Skiddaw slate all ask for different materials and different care.
The rules differ too. Most of the area is inside the National Park, where the National Park Authority decides planning; Kendal is outside it and answers to Westmorland and Furness Council; and Keswick sits under Cumberland Council for its other services. Each area page below explains what that means for building there.
Between the towns listed here we also work in the villages around them – Staveley and Troutbeck near Windermere, the Sawreys across the lake, Elterwater and the Langdale valleys beyond Ambleside. If your village is not listed, ask: the question is how far, not whether.

Inside the National Park, permitted development rights are narrower: side extensions, extensions of more than one storey and larger outbuildings away from the house need planning permission, and the landscape and materials are judged closely. We prepare the drawings and the application and deal with the planning officer, so the rules shape the design early rather than stopping it late.
Outside the Park, in and around Kendal, ordinary permitted development rights apply and some projects are simpler as a result. Either way, we tell you which route your project is likely to take before you pay for drawings.
