Hotels in the Lakes trade on atmosphere. We extend, refurbish and upgrade hotels and guest houses, planning the work around your bookings so guests are looked after and the business keeps trading.
A hotel is never empty, even in the quiet months. Work has to be sequenced so noise, dust and access are controlled, and so the rooms, restaurant and entrance guests see first are never the ones in the middle of a building site. We plan around your booking calendar, your busiest weekends and your quietest weeks.
Many Lakeland hotels are older buildings in slate and stone, and they come with their own challenges: thick walls, uneven floors, limited space for modern bathrooms and services, and layouts that have grown over the years. We work with the building rather than against it, upgrading comfort, insulation and facilities while keeping the character guests come for.
Hotels also carry heavy compliance requirements: fire safety, escape routes, accessibility, kitchen and food hygiene standards, and building control on a larger scale. Within the National Park, and for listed or older buildings, planning and design are looked at closely. We plan for all of this from the first meeting so approvals do not hold up the programme.
A hotel that needs a fixed reopening date, such as before Easter or the summer season, needs a realistic programme and a team that sticks to it. We agree the dates at the start and tell you early if anything threatens them.

Usually, yes. We phase the work, control access, dust and noise, and agree working hours that suit your guests. Some areas may need to close for short periods, and we plan those around your quietest times.

Hotels are covered by the Regulatory Reform (Fire Safety) Order 2005 and need a fire risk assessment. Work often includes fire doors, alarms, emergency lighting, escape routes and fire-stopping between floors, planned to keep the building compliant as well as comfortable.
