New Builds in Windermere and the Lake District.

Homes, replacement dwellings, garages and outbuildings.

Complete construction from groundworks and structure through to the finished building. We take on new houses, replacement dwellings and the outbuildings – garages, workshops, annexes – that a Lakeland property usually needs.

Building new in the National Park

New buildings here are rare, and judged closely.

Inside the Lake District National Park, new homes are tightly controlled. Most permissions are for replacement dwellings, conversions, or homes restricted to local occupancy or affordability under the National Park’s planning policies. That makes the planning stage as important as the build – and it means a new building here is judged hard on how well it fits the landscape.

Fitting in usually means local materials and local forms: slate roofs at a proper pitch, walls in stone or render, chimneys and window proportions that echo the buildings around. Inside, it can be as modern and as efficient as you like.

The garage on this page is a good example of what a new build involves at a smaller scale: a slab, block walls faced in stone, a timber roof with trusses craned in and fixed, then the screed, the plastering and the finishing. Every stage of it was photographed, and the whole sequence is on our projects page.

Five stages, one team.

01

Site visit

We look at the house, the ground, the access and what you want the room to do – and talk honestly about cost and planning.

02

Drawings

Measured survey, then design drawings you can react to, including 3D views when they help.

03

Approvals

Planning where it is needed, Building Regulations and, if you share a wall, the Party Wall process.

04

The build

Foundations to roof, weathertight as early as possible – it rains here, and a dry shell protects the house you live in.

05

Finish and hand over

Joinery, plaster, floors and snagging, then a clean site and the certificates you need for the file.

A new build, stage by stage

A detached stone garage, from roof timbers to finished.

Questions

New Builds questions.

Can I build a new house in the National Park?

Possibly, but new homes are tightly controlled. Most permissions are for replacement dwellings, conversions, or homes restricted to local occupancy or affordability. We will tell you plainly what is realistic for your site before you spend money on design.

Yes – garages, workshops, stores and annexes are a large part of new-build work here. The garage on this page was built from the roof timbers up and photographed at every stage.

We do. You have one point of contact for the whole build, and we coordinate electrics, plumbing, heating and specialist suppliers.

Yes. We arrange the inspections at each stage and the completion certificate at the end.

Yes. Replacing an existing house is one of the more common routes to a new home in the National Park. Planning policy usually expects the new house to be of a similar size and to fit the setting, and we work that into the design from the first drawing.
